Ask better closing-cost questions before signing
New-home closing costs vary by agreement, so we do not publish estimates. Instead, this checklist covers the documents and questions that reveal what you will actually pay at closing.

Purchase quote and tax basis
Start with a written quote showing base price, premiums and options. The July 2026 sheet states base prices include applicable taxes; confirm how any rebate is credited and what happens if you do not qualify.
Options and adjustments
Agreements typically contain closing adjustments — charges and fees passed to the buyer. Ask your lawyer to list every adjustment in the draft APS and whether any are capped. Do not assume caps from template language.
Independent legal review
The draft Phase 1B APS linked on the broker portal is a template. Your lawyer should review the exact agreement you are offered before or within any review period the agreement provides.

Land transfer tax and refunds
Ontario land transfer tax applies at closing. First-time buyers may be eligible for a refund under Ontario's program; eligibility is individual and not guaranteed.
Lender, appraisal and insurance
Ask your lender about appraisal timing for a home that is not yet built, rate-hold options and what happens if closing is delayed. Arrange home insurance before closing.
